The site is host to cascading terrain. The vegetation on the site mainly includes oak groves and evergreen shrubs, creating a unique microclimate. A deep mountain stream runs along the southeastern border of the site. Newly constructed asphalt road winds through the site. According to existing urban plans, the Budva bypass road, which is currently under development, is adjacent to the lower part of the site.
